Repurposed Warehouse Defies Adversity and Wins ‘Best Asset Management Initiative’

At Goodrich, we know that each project brings challenges that the team have to navigate.  One notable example of this was the development Greenland Industrial & Logistics Park in Sheffield.  The scheme won its category, ‘Best Asset Management Initiative’, at the IAS Awards in September, and is an exceptional case study of how a redundant retail warehouse can be repurposed.

The site in Sheffield consisted of an existing large B&Q retail unit accentuated by bright orange cladding and an oversized car park.  The project brief was to demolish (in part) areas surplus to an institutional industrial unit, notably the garden centre, main entrance tower / lobby and the offices which were situated at the back of the property, disconnect and reroute existing services and refurbish the warehouse both internally and externally, replacing / repairing and re-painting existing cladding and then build new offices to the front elevation to a CAT A standard ready for future tenants. Goodrich was appointed on the scheme to provide project management and quantity surveying services back in March of 2020, just as the COVID pandemic hit the UK.

Alongside the refurbishment of the warehouse, a Costa Coffee Drive Thru, a block of 5 terrace units, a block of 3 terrace units and two individual units were also being built within the site constraints in areas of the oversized car park, along with a full remodelling of the car park, landscaping and Section 278 works to the main entrance.

Due to this development being on an existing site, careful consideration and coordination were needed to develop the new services approach, drainage strategy, the site levels tactics and to also ensure that the refurbishment works would be compliant with both Building Regulations and BREEAM requirements given the changes to the envelope and new offices construction.

The JCT 2016 D&B contract was let in July 2021 by way of negotiation with HP Construction, and the project started on site in October 2021. There were longer than usual lead in times due to the materials shortages for cladding and steelwork caused by the COVID pandemic, which continued to provide complications to the project throughout its construction.

Despite the challenges faced, the project was completed in March of 2023 and has been transformed into a modern trade park with lettings to F1 Auto Centres, Wolseley Pipe Centre and Cheshires of Sheffield to name a few.

We were extremely proud to get the project over the line despite its complexities and the impacts of the pandemic.  We are delighted that it received recognition at the IAS Awards 2024 which is a testament to the hard work and efforts of the project team.
