Goodrich Consulting are delighted to announce that Phase 1 of the Icon Harlow development is now complete. Goodrich were appointed as Project Managers, Employer’s Agent and Quantity Surveyors by Stoford Developments on this two-part scheme which saw the development of three warehouse units.
Unit A is a 59,909 sq ft warehouse, with a two-storey office totalling 9,963 sq ft that was pre-sold to an end occupier. Units B and C were developed speculatively in parallel.
Unit B is a 96,826 sq ft warehouse unit that boasts three storey integral offices, including a ground floor under-croft for future fit-out and a 12m haunch height. Unit C is a 68,100 sq ft warehouse unit that also offers three storey integral office space and a ground floor under-croft, with up to 50m yard depths and a 10m haunch height. The two units are high specification and the build is of an exceptional quality, achieving BREEAM ‘Very Good’ and an EPC ‘A’ rating. Both units are immediately available for occupation.

The contractor, Readie Construction, worked competently to overcome site specific challenges, including moving a ‘Pudding Stone’ which was of local importance, excavating the ground of a previously demolished building and managing the construction process with an incumbent occupier on the park. The positive communication throughout the project really helped us to overcome any challenges in a professional and positive manner”
Phase 1 included the demolition of two redundant buildings, creating room for a combined total of up to 200,000 sq ft of warehouse space for a future phase of development which can be built to suit individual occupiers.
Goodrich are poised to deliver this phase for Stoford Developments as soon as an occupier is secured.
